Many lenders also offer a lower mortgage interest rate for NHG mortgages, as the risk for the bank is lower. In short, NHG offers more security and often lower monthly payments.<span class=\"Apple-converted-space\">&nbsp;<\/span><\/p>\n<p><b>One NHG Threshold for All Home Types&nbsp;<\/b><\/p><p>From 2026 onwards, a single NHG threshold will apply to all types of homes. This eliminates the separate thresholds for caravans and pitches. Currently, the NHG threshold for caravans is \u20ac172,000 and for pitches \u20ac61,000. Starting in 2026, both will be included in the \u20ac470,000 threshold, ensuring equal access to NHG regardless of property type.<span class=\"Apple-converted-space\">&nbsp;<\/span><\/p>\n<p><b>Affordable Homes: Threshold \u20ac420,000&nbsp;<\/b><\/p><p>The national government aims to build 100,000 new homes per year, two-thirds of which should be affordable. The threshold for affordable owner-occupied homes will be \u20ac420,000 in 2026, up from \u20ac405,000 in 2025.<span class=\"Apple-converted-space\">&nbsp;<\/span><\/p>\n<p><b>National Fund for Affordable Homes (NFBK)&nbsp;<\/b><\/p><p>Developers can receive support from the National Fund for Affordable Homes to sell homes below market value to first-time buyers. The new application round, with a budget of \u20ac29 million, starts on October 20, 2025. This will allow more first-time buyers to purchase their first home at an affordable price.<span class=\"Apple-converted-space\">&nbsp;<\/span><\/p>\n<p><b>What This Means for You&nbsp;<\/b><\/p><p>For homebuyers, the higher NHG threshold offers more options and security.
